The price on your signed contract is the price you pay. Anything that changes it is written up as a change order and needs your signature before the work goes ahead.

- •Unforeseen hidden ledge: Severe underground boulders or bedrock requiring mechanical excavation.
- •Pre-existing home damage: Hidden house rim-joist rot or water intrusion discovered upon old deck removal.
- Pennsylvania (73 P.S. § 517.7(a)(8)) and New Jersey (N.J.S.A. 56:8-151 and N.J.A.C. 13:45A-16.2) law both require a written change order, signed by you and by us, before anything in a home improvement contract changes.

On Trex projects, Trex pays the labor to replace a defective Trex product for 10 years when we install qualifying Trex decking and railing together, or 12 years with Trex fasteners too, once the warranty is registered. Enhance products carry shorter terms.

How accurate is this deck cost estimator?
The estimator provides an indicative planning range from your selections and our configured rates. It has not been calibrated as a guaranteed accuracy band. Site conditions, access and the final design can change the price; a site visit is needed for a written quote.
What is included in the estimate?
The estimate itemizes materials, labor, selected railing, stairs and upgrades, plus allowances for permits and engineering. Demolition, difficult access, site preparation and other site-specific work may change the total. Your written quote confirms inclusions and exclusions.
What is the average cost per square foot for a deck?
Deck pricing depends on dimensions, material line, height, railing, stairs and site conditions. Use our cost calculator for an itemized planning estimate and our materials guide to compare installed price bands. Permits and engineering are allowances; demolition, site preparation and difficult access may cost extra. A site visit and written quote confirm your scope and final price.
Does the estimate include permits?
The calculator includes a permit planning allowance and adds an engineering allowance for elevated and second-story selections. These are not municipal fee quotes. Actual permit fees depend on the jurisdiction and project requirements; engineering is a separate professional cost. Contractor application and coordination services, final fees and engineering scope must be confirmed in the written quote.
Do you offer financing for deck projects?
Hearth connects homeowners with lending partners. Hearth does not make loans or credit decisions. Approval, APR, loan amount, repayment period and fees are determined by the lender and your application. Review your lender’s written offer, including total repayment cost, before accepting financing.
